Resources Real Estate Releases The Resources Report: 1Q2020

Residential Market Report Provides Context in Time of Change and Uncertainty

Shrewsbury, NJ:  Resources Real Estate, Monmouth County’s award-winning luxury real estate firm, released the company’s most recent The Resources Report for 1st Quarter 2020 single-family residential sales in Monmouth County, NJ, which shows a market in flux even prior to the current Coronavirus shutdowns.

“In this moment of constant daily change in the economy, the public health situation and the world as we know it, it seems hardly meaningful to discuss business that occurred “B.C.” (aka Before Covid),” said Thomas McCormack, Senior Partner and Broker of Resources Real Estate, “And yet, even in times of change and uncertainty, context is helpful.”

The report indicates that while 2019 set new records state-wide for single-family unit sales, Monmouth County did not with 2/3 of the surveyed municipalities showing fewer sales than in the previous year according to Monmouth Ocean Regional Realtors Multiple Listing Service data. In the first quarter 2020 this situation improved with about half of towns showing flat or increased sales numbers; overall county-wide sales were up by over 4% in both units and average sale price for single-family homes.

“The increased demand seemed to indicate that our Spring market would be robust especially as inventory was on the rise,” said McCormack. “While low inventory was at issue in much of the state, we saw total available homes almost twice that of a year ago when many local professionals surmised that sales were down because there were not enough homes to sell.”

How this will play out throughout 2020 is yet to be seen with many sellers pulling their house from the rotation and many buyers observing the quarantine.

While some buyers previously in the market may drop out due to a change in financial ability, others may choose to enter. If transitioning to a buyer’s market, investors will likely enter the fray. Historically low mortgage interest rates will also promote a stronger buyer push.

Agents at Resources Real Estate believe the new market will favor some property types (e.g. spacious yards capable of both fun & social distancing) over others (e.g. high density developments) and pricing will be a key factor.

“The market will continue to be volatile,” said McCormack, “No one has a crystal ball and all will depend on how COVID-19 cases, treatments and vaccines progress. We are already seeing an uptick in buyer activity and expect a rebound of sorts but so many other factors are in play that we will monitor the situation daily and keep our clients well informed.”

The full report and more information is available in The Resources Report: 1Q2020 available at the company’s website and http://bit.ly/resourcesmarketreport.

RESOURCES REAL ESTATE MOURNS THE LOSS OF COMPANY FOUNDER, CAROLYNN DIAKON | 1/30/19

RESOURCES REAL ESTATE MOURNS THE LOSS OF COMPANY FOUNDER, CAROLYNN DIAKON

SHREWSBURY, NJ  January 29, 2019:  With great sadness, Resources Real Estate announced the passing of founder and Senior Partner, Carolynn Diakon, at home among family on January 27, 2019.

Diakon created Resources Real Estate to fill a need for an independent, non-corporate, agency with a highly trained sales and support staff and top-of-the-line marketing. She opened her first location in 2000. Her focus was always on providing exceptional service to clients and hiring agents who subscribed to the highest level of professionalism, ethics and training.

Diakon’s bold, sometimes brash, out-of-of-the-box thinking yielded great results which resulted in the company’s numerous accolades including being listed on Inc. Magazine’s list of the fastest growing private companies in the U.S. — the Inc. 5000 — for three years running, as well as NJBiz250 which similarly recognizes the top private companies in New Jersey.  The company has also received multiple awards for its marketing.

Active in her local community, Diakon was a philanthropist and advocate for many causes. She worked and supported numerous local charities including Monmouth Historical Association, Mental Health Association of Monmouth County, Lunch Break and 180 Turning Lives Around and was awarded the Clara Barton Corporate Humanitarian Award by the NJ Red Cross in 2013. Diakon was a contributor to the Huffington Post and Forbes.com, a frequent recipient of the NJ Realtor Circle of Excellence award, a member of Who’s Who in Luxury Real Estate, the Board of Regents of Luxury Real Estate and the Forbes Real Estate Council.

Both of Diakon’s adult children, Christopher Ozar and Gabrielle Diakon, are currently agents with the company and have expanded the company’s business into Hudson County, NJ. Her husband, Bob Diakon, has been an active participant in the company’s activities.

Along with partner Thomas McCormack, Diakon grew the company to over 90 agents and staff with four sales locations including its new Shrewsbury office which opened last week. Diakon was always active in expanding the company and new business development. This past year the company opened a real estate school, NJ Real Estate Prep, a corporate management and marketing center and a title company, Resources Title.

“Carolynn’s passing is a tremendous loss, not just for Resources Real Estate, but for the entire real estate community,” said McCormack. “We have heard from agents across the country and around the globe expressing their grief. She had a commanding and dynamic presence that filled the room. Her passion for living life to the fullest, persevering despite obstacles and always striving for something greater has inspired many both within and outside our company to excel. And that legacy will be felt for years to come.”

Resources Real Estate Releases Its Third Quarter Market Report | 11/19/18

Resources Real Estate Releases Its Third Quarter Market Report

A TALE OF SUPPLY AND DEMAND

Shrewsbury, NJ, November 15th, 2018 – Resources Real Estate has announced that it has released its Third Quarter Market report for 2018. The report, which can be found on the company’s website, tells the tale of shrinking inventory, and higher prices in certain price ranges  for many of the towns in Monmouth County.

With homes on the market for a shorter period of time, turnover is a main thrust of the report. Homes were selling quicker, with “Days on the Market” down almost across the board. Lower inventory, which has been a factor in the national real estate narrative, was an issue for 75% of Resources Real Estate’s surveyed markets. The good news is that the median sale price was up in 75% of the surveyed markets, as well as in the county as a whole. Unit sales were up in half of the communities surveyed.

“The supply vs. demand dynamic is always at work and our market is no exception,” said Carolynn Diakon, Founder and Senior Partner, “Scarcity brings the opportunity of higher prices,” she said. However, pricing correctly, readying the property for the marketing launch and the superior level of the marketing we offer makes a huge difference to the successful sale – even when limited supply.

“For buyers, it means being diligent and working with a professional who has the tools and market knowledge to help you succeed in identifying suitable properties quickly, understanding market value and implementing a strategy to make sure an offer is accepted,” said Thomas McCormack, Managing Partner. “Likewise, for sellers, blind enthusiasm is not the best strategy for success and smart pricing remains key,” he said.

Resources Real Estate Agent Featured on HGTV’s Beachfront Bargain Hunt | 8/14/18

Resources Real Estate Agent Featured on HGTV’s Beachfront Bargain Hunt

ELEANOR “TRISH” COLLINGS PRESENTED THE PROPERTY ON THE POPULAR SERIES

Atlantic Highlands, NJ August 13th, 2018 – Resources Real Estate agent, Eleanor “Trish” Collings, has been chosen to feature a property on HGTV’s popular “Beachfront Bargain Hunt” show. HGTV’s series Beachfront Bargain Hunt follows homebuyers in search of beachfront living on a reasonable budget.

Collings works out of Resources Atlantic Highlands location. The property that was featured is located in the Leonardo section of Middletown, NJ. Collings was contacted by the Show in December, and as is the show’s format, the couple, Collings’ clients, made their choice from three properties in the area. The “reveal” occurred in May and the segment, aired in late June.

According to Collings, the popular show was looking for properties in the Sandy Hook area and they saw her listing. “This was a once-in-a-lifetime opportunity. Being featured on HGTV was a great honor and I thoroughly enjoyed the process,” she said. “I’d love to do it again.”

Collings credits the strength of Resources Real Estate’s support of it’s agents as being a huge advantage in the marketplace. “We are a white glove company and we receive excellent training from Resources,” she said. “I’m proud to be with Resources and to be featured gave me the opportunity to show how focused we are on customer service,” said Collings.

Carolynn Diakon, Founder of Resources Real Estate said, “HGTV’s Beachfront Bargain Hunt is a very popular series for the channel. It was a lot of fun to see Trish and her property featured on this show. Most importantly, this selection speaks to the beauty and accessibility of our local beachfront.”

“This was a great opportunity to showcase not only this particular property, but the amazing beachfront that we have in this area,” said Tom McCormack, Managing Partner.

Trish Collings and her “Beachfront Bargain Hunt” can be seen on HGTV, Season 4, Episode 2.
